why are we still trap in this tribal instinct in Malaysia?

with the build and sell concept, developers must have a sound standing financial account with sufficient funds in order to see thru the completion of the development. not only that, market prices are dictated by demands and supply so if a development takes 2 - 3 years to finish, the value of the property may fluctuate. addressing it from a buyer’s point of view may seem a bit lopsided but it is always the purchasers who is at the losing end no matter what.

the developer concerns may be genuine on the fluctuation of market prices. but this can easily be tackle with a building contract based upon the signing of the built contract agreed upon by the contractor and sub-trades. it have to work both ways. if the property prices appreciated, that the contractor should have the right to adjust their materials prices accordingly.

as to the sell-ability of the units and the demands, any profession for that matter should have carry out a feasibility market studies before embarking on a project befitting the viability of the development.

there are some good developers who actually build about 30% of the project before launching it. but for those who claimed previously, and this issue was long pending since more than 15 years ago when i became a house owner, that it will not help the economy with very weak reasons citing - quality, technology, labour shortage, etc. which actually don’t addresses the buyer’s rights. this was part of the statement i read and recalled from the Pertubuhan Akitek M’sia many years back and they were against the concept of build and sell.

a question - if the concept of sell then build, does this mean that purchasers are stakeholders or shareholders in the development? it is like making an investment so that the investee can fulfill the necessary requirement until the handing over of keys.

in Thailand there is no pribumi non-pribumi distinction so that is not the root cause of their problem. It has more to do with corruption and mismanagement.

the correct message is that “The lesson we can learn from Thai political unrest is, never let the corrupt to rule the country.” Siapa makancili dialah ras a pedas, mate. Maybe the producer called his own station and claim mobile expenses against petty cash.

BN and especially UMNO bank on racial politics. They need to re-invent themselves to be more relevant. I hope the mass in Malaysia can see through all this.

Need your great help to check the status of the developer TALAM Corporation Bhd is really IJM will take over the Lestari Puchong project of double storey link house will they resume the work.

I have bought the double storey in Lestari puchong in year 2003 and it is already stop work till now almost 5 year ++, but there is not starting work since TALAM have take over by IJM, the government keep on depromises buyer, and the TALAM still can earn money. We want to know the status of house at Lestari Puchong near Sri Kembangan when can be start work !!!!!!!!

We are facing financial problem already, and we cannot stop payment at bank, so we need hand for helping us.

PLEASE………………. we really poor already since the economy go down already.
